All kit houses have the following - Structural timbers are pressure impregnated with Protim to repel wet rot or insect attack. External timbers i.e. fascia, soffit, also counter battens and battens are all protimised.

Floor Specification:

33 x 145mm wall plate.
Joists to TRADA LOAD SPAN requirements at 600mm centres.
Cavity closers.
Polypropylene rot proof net.
150mm fibre glass insulation, suspended on net underfloor.
22mm waterproof tongued and grooved chipboard flooring.

Timber Frame:

Standard 150mm.
22mm x 145mm filler panel.
45mm x 145mm studs at 600mm centres.
9.7m sheathing plywood, moisture barrier, 150mm fibre glass insulation.
Polythene vapour barrier 12.7mm plasterboard.
Galvanised anchor straps, 50mm fore stops to local authority requirements.

Roof Construction:

Proprietary roof trusses (at 600mm centres).
Galvanised truss clips.
Longitudinal and lateral bracing.
13mm bitumen impregnated fibre board.
Re-inforced felt.
13mm x 36mm counter battens and 30mm x 36mm battens.
Pressure impregnated 19mm thick redwood, fascia boards and 19mm pressure impregnated whitewood.

Ventilation guard to top of frames.
12.7mm plasterboard.

Windows:

Low E Glazing
Redwood vac-vac treated and coated with one coat of preservative.
Timber return ingoes fitted.
Factory dry glazed with double glazed units and 20mm air gap, 4 point locking system, fully reversible sashes with adjustable night ventilators.
Factory fitted weatherseals.

External Doors:

Main entrance door - Scandinavian laminated insulated door, factory fitted weatherseals, glazed sidelights.
Rear door - laminated insulated pine door.

Internal Doors:

Pre-finished flush veneered doors fitted with brass lever furniture.

Partitions:

46mm x 70mm studs at 600mm centres, 12.7mm plasterboard partitions around bathroom filled with 80mm insulation. Built in wardrobes with sliding doors. Wardrobe complete with shelving and hanging rail.
All joinery finishings to be in Red Pine prepared for varnishing.
